How Selling Your Arkansas RV Park Works

Six steps. You can stop at any of them, and nothing binds you until you sign something you've had reviewed.

Step 1: Tell us about your RV park

Fill out the form or call. We ask for site count, location, roughly what the park brings in, your utility setup, and what condition things are in.

Approximate numbers are fine. Nobody is holding you to an estimate you gave before you pulled your records.

Step 2: We review the property

We look at the income and expenses you provided, the site mix, the infrastructure, the condition, the location and the competitive picture in that part of Arkansas.

If something is missing or doesn't add up, we come back with questions rather than guessing.

Step 3: We have a real conversation

This is a phone call, not a form response. We talk about the property, what you're trying to accomplish, your timeline, and whether confidentiality matters.

If a direct sale isn't the right path for you, we'll say so. Sometimes a broker or simply holding the property serves an owner better.

Step 4: If it's a fit, we present an offer

Written terms: price, structure, earnest money, due diligence period, closing timeline, how debt and deposits are handled, and what conveys.

We explain how we arrived at the number. You're free to decline, negotiate, or take it to a broker for comparison. There is no obligation.

Step 5: Due diligence

We verify what was presented — financials, rent roll, utility bills — and inspect the property and its infrastructure. Title work and survey review happen in parallel.

You keep operating the park normally throughout. Nothing about diligence requires you to change how you run the place.

Step 6: Closing

Closing is handled through a title company or closing attorney. Title transfers, any existing loan is paid from proceeds, taxes and prepaid rent are prorated, deposits are settled, and funds are disbursed.

Utilities, insurance and reservations get transitioned around the closing date.

How long the whole thing takes

It depends on the property. Organized records, clean title, municipal utilities and a cash structure move fastest. Estate administration, survey problems, unpermitted septic systems, environmental questions and lender requirements all add time. Anyone promising you a fixed number of days without seeing your park is guessing.
